This Market Is Not For The Weak
Dear Buyers, I feel the same way. I am shocked at what I’m seeing out there. This is an insanely aggressive market (see also: circus) and it has rocked us all to the core. Since we have been on this journey for a while now, trust me when I tell you, we’ll get there. I promise.
Dear Sellers, let’s do this.
No one wants to wake up to this email the day after they submit an offer.
“There were 32 offers on the property and the sellers have accepted another offer with undeniable terms.”
Wait, what? Did you say 32?!
Guys, this is nuts. We admit it. But, stick with it. You’ve done the saving, the research, and the work to be able to buy or sell and buy. Don’t back down. You’ll get there.
In a seller’s market, buyers have to submit strong offers that will stand out above the rest. Sellers are choosing the cleanest offer, which is often including no contingencies at all. Buyers are practically giving away a kidney to beat out other offers on the home of their dreams. The days of negotiating closing costs and leaky dishwashers are long gone and won’t be returning for a little while.
I’m not the type of person to sit back and wait for things to change, so I’ve started changing the way we do business. I’ve implemented strategies that command attention from my buyers and protection techniques for my sellers.
Most buyers have been listening to me, following my lead, and are winning in multiple offer situations. Some are so close - so close I can taste it. Some have come a long way and are finally realizing they have to let go of their demands and get on this seller market train.
Sellers who have priced their home precisely are getting the exact terms they want with nothing in their way. But, then they turn into buyers. See above.
We’ve had months of fine-tuning and adjusting in the market. We’ve pivoted. We’ve prepared. Nothing is easy right now. For any of us. Selling a home fast comes with it’s own set of challenges, but that’s for another discussion.
This market is not for the weak. There is zero appreciation for hesitation. Action only speaks louder in this market and you have to show up, be prepared, and listen to the agents who’ve been hitting the pavement this past year. We have lost and won, but mostly won. You will too. Be strong. I’ve got you.
